Job Duties & Responsibilities: Jobsite Superintendent

Daily Site Visits

  • Site Safety
    • Make certain OSHA regulations are being followed by all trades
    • Correct any unsafe behavior
  • Jobsite cleanliness and organization: Lead by example
    • Have subcontractors to clean up and organize their materials on site
    • Clean up jobsites daily
    • Organize materials on jobsite daily
  • Manage and Direct Quality Control
    • Meet and exceed all quality requirements
      • Good enough is not good enough

      • On Budget Projects
      • Exceed our quality expectations
        • Do it right or don’t do it at all
        • Do not cut corners
      • Move equipment, trailers, and material on site as necessary
      • Manage SWPPP reporting binder and implementation
      • Be on board with getting your hands dirty when needed: “Do whatever it takes” attitude
        • If you’re capable of doing the work and it needs to be done: Git er done

Photos and Videos

  • Daily “Company Cam” photos logged into jobsites and correspondence with Epic Team
    • If OSHA ever shows up on site daily photos show and prove that we are not being negligent
  • Before insulation has started on the project, a video must be taken of all Rough-ins
    • Pay special attention to the following:
      • Electrical locations such as lights on ceilings, outlet locations, and any other unusual electrical conditions
      • Mechanical ductwork and gas lines
      • Plumbing water lines and vent pipes

Client Interactions

  • When communicating with a client remember to always interact with the highest level of professionalism
    • Remember that “We Work for Them”
    • It’s your PM’s job to be our client main point of contact
      • This chain of command is very important and confusing to clients if not handled this way

Communication with Project Manager

  • Discuss project costs such as changes in scope, change orders, and any other financials changes with PM
  • Give day to day site information to PM so they can update live schedule
  • Learn to use and update “Company Cam” daily with site photos and collaborate with PM

Communicating with Subcontractors

  • Schedule Subcontractors and Site Meetings
    • Coordinate subcontractor’s start times and on-site walkthroughs: 2 Weeks out at minimum
    • Schedule on site meetings as needed
      • Out of town projects: Line up meetings with multiple trades on the same day
    • Communicate Project Contract Specs to trades
      • Contract specs provided and discussed with all trades prior to work beginning on site
      • Confirm plans match job specs as needed
      • Confirm any discrepancies and clarify as needed
    • Manage subcontractor’s job scope per project based on plans and contract specs
      • Prepare all pertinent information for subcontractors on site prior to start date
        • Example: Framing Materials, Specs, RO Schedules, Timber Framing Specs
      • Confirm Specs for selections: Based on Responsibility Matrix
        • Projects Managers
        • Interior Designers
        • Architectural Team
      • Confirm that contract specifications are being implemented on site by all trades
    • Jobsite Cleanliness and material organization: Critical to client experience
      • Remind subs to clean up after themselves and organize materials on site
    • Use Bluebeam as needed to provide information on site

Communicating with Vendors

  • Delivery Coordination
    • Coordinate and schedule material deliveries
    • Coordinate material returns
      • Make sure materials are neatly organized and ready for pickup
      • Any partially used materials either brought to shop or thrown away
    • Ordering additional materials as needed

Project Close-Out

  • Confirm Punchlist Process is completed prior to move in date.
    • Make a final project punch list along with any items that will need to be completed at a later date (such as installing an A/C in the spring when the project closes in the winter)
    • Manage, track, and update the final punch list and any follow-up that is required
    • Once the project is complete, manage and schedule any warranty items for finished projects
  • Give office staff all info for creation of the clients’ post-construction binder that includes the following:
    • All updated and necessary product manuals that were used on that project
    • Homeowner’s Maintenance information
  • New Home Orientation: With Project Manager
    • On site walkthrough with trades showing homeowners how to maintain specific home components
    • Give clients post construction binder which includes home maintenance guide
    • Review home maintenance guide with clients

Warranty

  • Coordinate and schedule any warranty items for finished projects as needed

Other Responsibilities

  • Track time for any self-preformed labor
  • Find and vet new reputable subcontractors as needed
  • Take part in marketing events with Epic Homes as needed: Such as the Parade of Homes or Home & Garden Show
  • Responsible for managing your company credit card receipts and turning them in weekly.
